HOA Fees

Capital Contribution – All new owners are required to make a non-refundable capital contribution of $100. This should be paid at closing and sent to the associations PO Box.

Annual Dues – Annual dues are $250 and are paid in January of each year. Late fees are $25 each month.

Past Due Accounts - All past due accounts at the end of the calendar year are subject to a 15% fee.

Fines - Fines are assessed per our fine policy found under documents.

Annual dues cover the costs of maintaining and insurance of the common property, legal fees, community events, and green space development.

Board Approval

Certain types of project require board approval.  To seek board approval, please submit a project approval form with a detailed plan to the board indicating placement on the house or site and materials to be used. If possible please include photos of the materials to be used. Requests can be submitted via email, PO Box or directly to a board member. The board will take action at the next scheduled board meeting.

Refuse Service

All residents are required by the bylaws to use the same trash service. Periodically, the board rebids this service out to insure that we are receiving the best value.

Area Recycling

DJ Root at Shiawassee Wellness provides cardboard and newspaper recycling.

Lawn & Sidewalk Maintenance

Homeowners are required to keep lawns mowed and weed free. Homeowners are also required to keep their sidewalks clear of snow and ice.

Street Lights

Street Lights are maintained by Consumers Energy. If the light is completely out or is flickering in front of your house, please contact Consumers directly to start a service request.

Association Annual Meeting

The association has an annual meeting and is generally scheduled in September. An update is given and the election of the board is completed during the meeting. Notice of the annual meeting is sent via mail. A neighborhood newsletter is mailed out several times a year with timely information.
